The case sits in the US District Court for the Middle District of Tennessee as case number 3:23-md-03071. The settling defendants deny all the allegations and say they have valid defenses.
Who qualifies
You may be eligible if you paid rent on a multifamily lease, meaning an apartment building rather than a single-family rental, at a property that used RealPage revenue management software between October 18, 2018 and November 21, 2025.
The software products named are Lease Rent Options, YieldStar and AI Revenue Management. Plaintiffs allege RealPage and dozens of large property managers used them to share sensitive competitive data and coordinate rent increases, which they say left renters overcharged with fewer options.
Government entities, property owners and anyone with a controlling interest in a RealPage-licensed entity are excluded.
The only way to know for sure is to look up your building, since the official site has a searchable Property List. Getting a notice in the mail doesn't by itself mean you qualify or that you'll get paid, because you still have to file a claim.

Nothing gets paid until the court grants final approval, so the timeline runs well into 2027 even if you file today.
What you might actually get
Payments are proportional to rent paid during the class period, so the more rent you handed over across those seven years, the larger your share. The size of an individual check depends on how many people file. Class action funds are reduced by attorneys' fees, taxes and administration before distribution, and if roughly a third comes off the top, about $240 million would be left to divide. Spread across one million claimants that's a few hundred dollars each. Across ten million it's closer to $25.
Consumer class actions typically see a small fraction of eligible people file. It means the pool of claimants is usually far smaller than the pool of eligible renters, and it means filing could be worth your time.
To file, check the Property List at RealPageRentalSettlement.com, complete a claim form online or by mail, and submit before January 29, 2027. Useful supporting documents include lease agreements, bank statements showing rent payments, canceled checks or payment confirmations from a resident portal. The administrator can be reached at 1-888-995-4213, and the site is also available in Spanish.
Beyond the money, the settling defendants agreed to stop sharing nonpublic pricing data with RealPage, waive arbitration clauses against class members and cooperate with the ongoing litigation against defendants who haven't settled. That last part matters, because this settlement doesn't end the case and there are defendants who still haven't settled.
