The best big cities for a two-bedroom on a $2,000 budget

A $2,000 monthly budget covers a typical two-bedroom in 54 of the 87 US cities with at least 250,000 residents, according to RentDataNow estimates for August 2026. Keeping $2,000 at 30% of gross income takes $80,000 a year, so the best places to spend it are the ones where local paychecks reach that level and rent isn't climbing fast.

Five cities clear all three bars: a two-bedroom at $2,000 or less, a median household income of at least $80,000, and rent rising more slowly than the 2.6% national pace. All five are also cheaper than their own rent history would predict.

Raleigh is the strongest all-around pick. Its two-bedroom leaves $185 of the budget, its median household earns $85,395, and typical rent there rose just 0.7% in a year. Mesa barely fits at $1,985, but it's the furthest below its own trend of any city on the list, 18.5%, which suggests landlords there have little room to push. Bakersfield leaves the most money, $371 a month.

A few higher-income cities miss only on rent growth. Anchorage has the highest median household income of any city in the group, $103,284, and a two-bedroom at $1,613, but typical rent is up 4.7% in a year. Chesapeake, Virginia, at $1,883, is up 6.7%, and Reno, at $1,810, is up 7.4%.

Some of the biggest cities in the country fit the budget, too. We estimate a two-bedroom at $1,577 in Houston, $1,699 in Fort Worth, $1,804 in Philadelphia, $1,867 in Las Vegas, and $1,882 in Dallas. Chicago fits at $1,925, though its typical rent is up 6.0% in a year and running 8.1% above its own trend, the most of any big city where a $2,000 two-bedroom is still possible.

If you want money left over, the budget goes much further in the Midwest and Southern Plains. A two-bedroom runs about $1,074 in Wichita, $1,247 in Oklahoma City, $1,380 in Omaha, $1,394 in Columbus, and $1,397 in Kansas City. Incomes are lower in those cities, though, and rent is rising faster than the national pace in some, including Kansas City at 4.5%.

Several popular cities sit just past the line. Our two-bedroom estimates are $2,023 in Phoenix, $2,039 in Portland, Oregon, $2,041 in Charlotte, and $2,048 in Atlanta, all within $50 of the budget, so a smaller unit or an older building could get you in. Denver, at $2,243, is out of reach even with typical rent down 0.4% in a year.

Our bedroom figures are estimates based on HUD fair market rents and scaled to each city's typical rent from the Zillow Observed Rent Index, so they describe a typical unit, and about half of listings will cost more.
