The cheapest month to sign a lease in 50 big cities, and how much waiting can save

If you can choose when your lease starts, winter is usually the cheaper time to sign. In 30 of the 50 most populous US cities, typical rent has been lowest in January over the past decade or so, according to RentDataNow data built on the Zillow Observed Rent Index. In 15 more it's December, in four it's February, and in Boston it's November. Rent usually peaks in July or August.
How much that matters depends on the city. In New York, typical rent runs about 1.6% below its trend in January and 1.6% above it in August. On today's typical rent of $4,089, that 3.2% swing is roughly $130 a month, or about $1,570 over a one-year lease. In Tucson, the swing is under 1%, about $13 a month.
City | Cheapest month | Priciest month | Typical rent, September 2026 | Seasonal swing | Roughly per month |
|---|---|---|---|---|---|
New York | January | August | $4,089 | 3.2% | $131 |
January | August | $4,784 | 2.5% | $120 | |
San Jose | January | July | $3,582 | 2.7% | $97 |
November | June | $3,271 | 2.8% | $92 | |
December | July | $2,311 | 3.4% | $79 | |
January | August | $2,227 | 3.5% | $78 | |
Denver | December | July | $1,855 | 2.8% | $52 |
Washington, DC | January | August | $2,484 | 2.1% | $52 |
San Diego | January | August | $3,004 | 1.5% | $45 |
Nashville | January | July | $1,820 | 2.3% | $42 |
The biggest percentage swings are in Seattle, at 3.5%, Chicago, at 3.4%, and New York, at 3.2%. Most of the Sun Belt moves less. Houston's swing is about 1.3%, Phoenix's about 1.6%, and Miami's under 1%. At the bottom, Tucson, Memphis, Detroit, and Wichita all see swings of about $15 a month or less, small enough that the timing of a move matters far less than the unit you pick.
These figures describe the usual pattern, not a guarantee. They're based on how far each city's typical rent has run above or below its own trend in each month, mostly over the past 11 years, and they're applied to September's rent. A city with rent rising or falling quickly can swamp the seasonal effect. San Francisco's typical rent, for example, is up 26.3% in a year, far more than any winter discount.
The seasonal pattern also helps at renewal time. If your lease ends in summer, asking for a shorter or longer renewal that shifts your next move into winter can put you in a better spot the following year. For more on timing, see the best time of year to rent and the worst months to rent.
