Carlsbad and Encinitas both cost more to rent than San Diego itself

Renters priced out of San Diego have been looking north for years, but on the coast, that stopped working.

Typical rent in Encinitas is $4,398 and in Carlsbad $3,617, against $3,054 in San Diego proper. The beach towns are the expensive option now, not the escape from one.

The coast road

Sort that table and it maps almost perfectly onto distance from the ocean, since Encinitas and Carlsbad sit on the water and top the list. San Marcos, Vista and Escondido sit inland and fill the bottom three.

Escondido is the outlier. At $2,518 it's the only city in the group where rent fell over the past year, down 0.8%, and it's $1,880 a month below Encinitas. That's $22,560 a year, for a city roughly a twenty-minute drive from the same beaches.

Oceanside is the compromise most renters are actually looking for. It's on the coast at $2,940, which undercuts San Diego by $114, and it rose only 1.8% while its neighbors ran up 7% and 10%. Of the genuinely coastal options, it's the one still behaving reasonably.

What the one-bedroom column changes

The medians overstate the coastal premium here, because Encinitas and Carlsbad have plenty of large single-family rentals pulling their numbers up, so comparing one-bedrooms tightens the spread considerably, from $2,233 in Escondido to $2,935 in Carlsbad.

That's still a $702 monthly gap, but it's not the $1,880 the medians imply. If you're renting a one-bedroom, the coastal premium in North County runs about 30% rather than the 75% the headline numbers suggest.

San Marcos is the one to watch on the inland side, up 10.0% and now $292 above San Diego. The university and the newer housing stock there have pulled it out of the bargain tier it used to sit in.
