Is it worth renting in the suburbs and commuting in?

Is it worth renting in the suburbs and commuting in?

Moving out of the city to save on rent only pays off if the savings beat the commute. Across seven common commutes, the result ranges from more than $1,800 a month in a renter's favor to a net loss, based on RentDataNow rent data for August 2026 and this year's monthly fares from each transit agency.

The biggest win is Newark. Typical rent there is $2,114 a month, compared with $4,154 in New York City, a $2,040 difference. An NJ Transit monthly pass between Newark Penn Station and New York Penn Station costs $184, which leaves $1,856 a month, or about $22,000 a year. Oakland works almost as well for San Francisco workers. Typical rent is $1,947 lower than in San Francisco, and a round trip on BART between downtown Oakland and Embarcadero is $9, about $189 a month over 21 workdays.

Chicago is where the plan falls apart. Typical rent in Aurora is only $89 below Chicago's $2,342, and in Naperville it's $53 below. Both towns are in Metra's Zone 4, where a monthly pass is $135, so the commuter ends up behind. For a one-bedroom, both suburbs cost more than the city by our estimates, before the train.

The one-bedroom column matters because typical rent in the suburbs includes more houses, which can make the gap look bigger than it is for a single renter. Oakland is the clearest case. Its typical-rent savings are large, but for a one-bedroom the gap shrinks to $780, and $591 after BART. Worcester goes the other way, with a slightly bigger one-bedroom gap, though its $388 commuter rail pass is the most expensive on the list.

Driving changes the math more than a train pass does. Take a 20-mile drive each way, five days a week, or about 840 miles a month. At AAA's 2026 estimate of 17.3 cents a mile for gas, that's about $145 in fuel. Counting wear, insurance, and the rest at the IRS business mileage rate, 76 cents a mile since July 1, it's about $638. So if you'd move from Atlanta to Marietta, where typical rent is $255 lower, and drive in, you'd come out ahead on gas alone but behind once the full cost of driving is counted. If the move means buying a car, AAA puts the average cost of owning and running a new one at $12,863 a year, or about $1,072 a month.

Time is the cost that doesn't show up in the table. The average one-way commute in the US was 27.2 minutes in 2024, according to the US Census Bureau. If a suburban move pushes yours to an hour each way, that's about 23 extra hours a month on the road or the train. Hybrid schedules help. At three office days a week, the Oakland-to-San Francisco BART fare drops to about $117 a month.

Fares are rising in some places. PATH's single ride went to $3.25 in May and is set to rise another 25 cents each January through 2029, and NJ Transit fares go up 3% every July. Rent shifts too, and some suburbs now cost more than the cities next to them, which we covered in suburbs that cost more than the city.
