East Tennessee holds six of the 15

Kingsport, at $1,294, is the second-cheapest city on the list, and East Tennessee fills out much of the rest: Bristol, Cleveland, Morristown, Johnson City, and Chattanooga all make the top 10. Bristol posted the biggest increase on the list, up 4.8% over the year, and Morristown was the only city where rent slipped, down 0.1%.

Morristown's rent takes the biggest share of income

Measured against income, Morristown carries the heaviest burden on the list. Its typical rent of $1,436 takes 36.0% of the city's $47,917 median household income. Four of the 15 are past the 30% line: Morristown, Cookeville, Jackson, and Johnson City.

Clarksville, home to Fort Campbell, strikes the best balance. At $1,374 it's the third-cheapest city on the list, and against a median household income of $69,303 its rent takes 23.8%, a lower share than anywhere on the list except Hendersonville's 20.7%. Just off the list, Knoxville's $1,712 typical rent takes 38.0% of its median household income, higher than any city in the table.

Nashville's typical rent is $1,834, and nearby Franklin ($2,074) and Brentwood ($2,031) cost more than the city itself, a pattern we covered in why Franklin and Brentwood cost more than Nashville. Columbia, at $1,576, is the cheapest Nashville-area city on this list, and Lebanon, Gallatin, Hendersonville, and Murfreesboro all fall between $1,639 and $1,675.
