City-wide averages hide enormous variation: a single city can hold a ZIP code renting for four times the price of one across town. This study ranks rent at the ZIP-code level using the Zillow Observed Rent Index for May 2026, covering 7,293 US ZIP codes with reliable rent data. The typical ZIP on the list rents for about $1,809/month; the extremes run far wider.

Why ZIP codes beat city averages

A citywide median answers "what does this city cost?" but renters actually choose neighborhoods, and neighborhoods map to ZIP codes. Within a single large city, the gap between the most and least expensive ZIP can run several thousand dollars a month. Looking at rent by ZIP code is the closest a public dataset gets to neighborhood-level pricing. Click any ZIP above to see its full rent profile, bedroom breakdown, and nearby ZIP comparisons.

Methodology

This study ranks median rent at the ZIP-code level using the Zillow Observed Rent Index (ZORI), a smoothed repeat-rent index, for April 2026. Unlike the citywide studies on this site, the unit of analysis here is the individual ZIP code.

The universe is every US ZIP code with a published ZORI reading for the month (7,293 ZIP codes). ZIP codes with a median below $400/month are excluded as data artifacts, and those above $20,000/month are excluded as luxury statistical outliers — consistent with the outlier handling used across RentDataNow. Year-over-year change compares the latest month to the same calendar month one year earlier, where a prior reading exists.

The "most expensive ZIP in every state" table selects the single highest-rent qualifying ZIP code per state. Figures describe the typical rent in each ZIP, not any individual unit.
